Südkreuz has been labelled an urban renewal area since 2005. Nowadays, a key project, the so called ‘Schöneberger Schleife’ (Schöneberg loop) — a green urban route link for pedestrians, bicycles and skaters — is nearing completion. The focal point of upcoming development is the area ‘Schöneberger Linse’. Along the Tempelhofer Weg, a mixed urban quarter will arise between the train stations Südkreuz and Schöneberg. Numerous housing projects from private and public investors are on their way to being realised.
Some of the land was given to a state-owned housing company, to provide the dense Berlin housing market with affordable homes for low-income households. As of March 2016, some of the plots are tendered in a concept process, due to realise the mixed city on this urban inner-city location. The programme contains a plot for a social supporting holder, a cooperative mixed-use, and two plots for ‘Baugruppen’ (private self-initiated cooperatives). A differentiation of the use of each plot within the ownership structure should maintain the mixture of the area.
